The City of New Braunfels is seeking community input on potential updates to zoning standards for the downtown area through the Downtown New Braunfels Form-Based Code Stakeholder and Preference Surveys, which can be found online at www.newbraunfels.gov/ldo.
As part of the ongoing Land Development Ordinance Project, and prompted by resident input, the City is considering incorporating form-based code elements into downtown zoning. Unlike traditional zoning, which primarily separates land uses, form-based codes focus on the physical form, design, and relationship of buildings to public spaces. This approach can enhance walkability, maintain the historic character and legacy of downtown, and support thoughtful redevelopment.
Key aspects of form-based codes include:
- Building Form Standards – Building height, massing, and placement to ensure a cohesive streetscape.
- Public Space Design – Enhancing sidewalks, plazas, and streetscapes to promote a pedestrian-friendly environment.
- Building Placement & Design – Encouraging architectural styles and materials that complement downtown’s historic character.
